At of the end of September, our portfolio remains well diversified across various asset classes and locations. With the continuous growth and performance of our loan book, we completed our first development finance loans.
Zoom – Geographical Exposure
As a lender based in London, we focus on deals located in the south of the United Kingdom. Being geographically close to our deals allows us to analyse and respond in a timely manner which ultimately speeds up the overall process. As of today the portfolio counts 25 loans with a total of £16 million.
Portfolio Manager’s Note
The portfolio remains well diversified and was robust throughout the recent headwinds we have experienced due to the Covid-19 pandemic. With our recent launch of our development finance product, we were able to further diversify our portfolio along with completing our largest loan.
Whilst we remain cautious during this period of uncertainty, we continue to seek opportunities which offer superior risk adjusted returns and complement our existing portfolio composition. On a regional basis we have increased our allocation preference from South West and Midlands by adding in South East, North West and Yorkshire.
A repeat client of ours required a development finance facility for the construction of a 6 unit residential and 1 commercial unit scheme in Westminster.
With the support of our professional partners the loan was processed through underwriting in a timely manner. We quickly understood the risks involved and were able to take a pragmatic view on certain aspects. A level of comfort was provided due to the borrower contractors experience in constructing sites of a similar size.
